Once the buyer has seen the Show Villa and is genuinely interested, arrange a private call with the founders. This is not a sales call — it is a vetting interview. After the founders call, the buyer is ready to decide. Send the Reservation Agreement, confirm the preferred villa, and introduce the buyer to the recommended notary. The $20,000 deposit is refundable and is applied to the purchase price — it is not a commitment to complete, it is a commitment to hold.
